Condos can be a great option for first time home buyers, or people that don’t want to mow the lawn, or maintain a pool, etc.  There are many benefits to owning a condo and to know you are making the right choice to invest, an inspection should always be conducted before purchasing.

Below are the follows areas that will be inspected in your condo:

HVAC

Our inspector will take some time to inspect the heating and air conditioning units. They will do a visual inspection of the filters, electrics, and overall condition.

Plumbing

Our inspector will check all areas that have running water. They will do a visual inspection of the condition of the faucets and plumbing units and test them. They will turn faucets on and off to ensure there are no leaks and toilets that they are running properly.

Electrical

Our inspector will inspect the electrical panel ( and condition), GFCI’s, outlets and to ensure there is not any exposed wiring.

Windows and Doors

Our inspector will inspect the windows and doors for damage or potential future problems, check that the window seals work properly, the doors slide silently, and the locks are functional and in good condition. These issues are especially important because they affect your security, noise levels, and quality of life.

Ceilings, Walls and Floors

The internal structure of your unit represents your greatest investment, and your most significant cost if something goes wrong. Our inspector will look for cracks in the walls and ceilings to indicate structural damage, damp spots and stains to indicate leaking, and loose or incorrect flooring to indicate previous damage.

Bathroom and Kitchen

The bathroom and kitchen require special attention, with any problems in these two rooms needing to be addressed before you sign a contract. As the most expensive rooms to renovate, their condition is critical. Our inspector will check the condition of the fixtures, the appliances, the storage system, the lights, the tiles; and pay close attention to damp, cracks, or other irregularities.

Your home inspector will also offer ancillary services to our customers while they are there including, FLIR Thermal imaging, Home Energy Audit, Mold Inspection, Pool and Spa Inspection and Termite Inspection.

All of our inspections will include a detailed report along with pictures of their findings and will be available to the customer in 24 hours of the inspection.
